Power troweled warehouse floors are the hardest substrate we deal with. The surface is dense, sealed by the process itself, and needs aggressive metal-bond diamonds before anything will stick.
What a Vancleave job usually involves
We get asked about basements less here than on higher ground, but where there is one it is damp by default, and a coating that works in a garage will not necessarily hold down there.
One visit, one day, then 48 hours before the car goes back on.
Most of what we do in a town like this is residential garages, and the pattern repeats: a slab poured with the house, sealed once by a previous owner, and now dusting badly and stained where the car parks. The fix is mechanical. Grind the sealer off, open the concrete, patch what needs patching and build the system back up properly.
Where a property has been rented out the slab has usually had a harder life than the owner realises. We would rather look at it than quote off a description.

Before we quote anything
Garage aprons and interior slabs are usually separate pours at different times, and they move independently. The transition between them gets detailed deliberately so the coating does not split along that line.
Primers, base, broadcast and topcoat are four separate products that have to be compatible. Mixing brands across layers is how delamination happens.
Living with it afterwards
Coated floors do not need to be stripped and resealed, which is where the savings against VCT actually come from.
Keep the drains clear in a wet room. Standing water is not a problem for the coating and is a problem for everything else.

Commercial work around Vancleave
Church halls, small offices and community buildings turn up in most towns we work in, and those are almost always scheduled around a calendar rather than around us.
Older neighbourhoods mean older slabs, and older slabs mean previous coatings. Finding out what is already on the floor is the first thing we do, because removing an old acrylic changes the length of the job.

Why the prep matters more than the colour
Some floors do not need coating at all. If the slab is sound and the use is light, polishing or sealing the concrete itself is cheaper and lasts longer. We will say so.
A slab that has been acid etched instead of ground has an inconsistent profile. Some areas take the coating and some do not, and you cannot tell which until it fails. We grind regardless of what was done before.

How the day runs
Prep is most of the work and all of the reason coatings last. We arrive with the grinder and the dust extraction, and the first stretch is noise and containment rather than anything that looks like progress. Getting the slab open and clean is what the rest of the day depends on.
Cracks get chased out and filled, high spots come down, and any old coating comes off rather than getting buried. Then the primer goes on and the day becomes a sequence with cure windows in it. A typical garage is a one day install. You are walking on it that evening.
Kevin started it in 2021. Five years on it is still the same four people. Nothing gets lost between the quote and the floor because it is the same people doing both.
Warehouse floors want a scrubber with the right pad, not the most aggressive one available. If you want to see blends first, the chip deck comes to you, and there are finished floors on the gallery page.

Surface degreasing does not reach it, and resin will not bond through it. We grind it out, and where contamination runs deep we prime with something built to tolerate it.
