What the install actually looks like
Before anything is mixed we know what the floor is sitting on.
Concrete varies street to street around here, so we check. We turn up with the grinder and the extraction first, and the first hour is dust and noise rather than anything that looks like progress. High-build epoxy under matting, impact tolerant.
Once the slab is open and clean we chase any cracks, fill them, and grind those flat. Then the primer goes down, and from that point the day is a sequence with cure windows in it rather than a job you can rush. One visit, one day, then 48 hours before the car goes back on.

What we find under a gym floor epoxy job
Some floors do not need coating at all. If the slab is sound and the use is light, polishing or sealing the concrete itself is cheaper and lasts longer. We will say so.
Commercial slabs that have been in service take oil deep into the pores. Surface degreasing does not reach it, and resin will not bond through it. We grind it out, and where contamination runs deep we prime with something built to tolerate it.
The system we specify
Dark floors show dust and light floors show tyre marks. There is no colour that hides everything, and we would rather say that than sell a finish that disappoints.
Epoxy is the body of the system and polyaspartic is the armour. The epoxy bonds and builds thickness, the topcoat takes the abrasion and the UV. Using one without the other is where most cheap floors go wrong.

Impact is a different problem from wear
Most floors are specified for abrasion, which is a slow surface problem. A gym floor has to survive impact, which is a sudden structural one. A dropped barbell delivers its whole energy into a few square inches, and a thin rigid coating over concrete will spall at that point no matter how hard the topcoat is.
The answer is build thickness in the drop zones and a topcoat with some flexibility rather than maximum hardness. Under matting the coating still matters, because sweat and cleaning water get under mats and sit there. A sealed non-porous floor under the mats is what stops that becoming a smell you cannot find the source of.
A day on site is the normal answer for a residential floor.

Living with the floor afterwards
Keep the drains clear in a wet room. Standing water is not a problem for the coating and is a problem for everything else.
Snow and road salt tracked in should be rinsed off rather than left to dry. Salt is more aggressive to the concrete than to the coating.

Can I see the colour before deciding?
Yes. We bring the chip deck out and you pick the blend against your own light and your own walls. Colours read differently under LED, under a skylight and under a garage door that is half open, so choosing off a photograph is how people end up disappointed.
What if there is already a coating on it?
Concrete keeps moving for years after it is poured, and it moves more near the coast where the ground is wet and sandy. That is why we detail edges and joints rather than laying one continuous rigid sheet and hoping.
What should I avoid doing to it?
Keep the drains clear in a wet room. Standing water is not a problem for the coating and is a problem for everything else.
What makes the difference long term?
Polished concrete uses a densifier that reacts chemically with the slab, hardening it rather than coating it. There is nothing to peel because there is no film.
