A lot of the slabs we open up have been sealed at some point with an acrylic nobody remembers. It reads as clean concrete until the diamonds hit it and the surface loads up. That is a full mechanical removal, not a light scuff, and it changes the day.
What a Foley job usually involves
Detached shops and workshops are common on the bigger lots, and those slabs are a different job. They are often unsealed, frequently damp because there is no vapour barrier underneath, and they have usually had something spilled on them. Moisture testing decides the system.
The whole system goes down in one visit on most homes.
A lot of the calls we take start with somebody having tried a big-box garage floor kit. Those sit on top of sealed concrete and peel, and the removal is more work than the original job would have been.
Where a property has been rented out the slab has usually had a harder life than the owner realises. We would rather look at it than quote off a description.

Before we quote anything
Moisture, contamination and surface profile are the three things that decide whether a floor lasts. Colour is the easy part and the only part most people ask about.
Moisture-tolerant primers exist for a reason and cost more for a reason. On a damp slab they are the difference between a floor and a warranty claim.
Living with it afterwards
If something is spilled that should not be there, wipe it rather than leaving it to sit. Coatings are resistant, not immune, and contact time is what decides whether resistance matters.
A dust mop twice a week does more for the look of a floor than any product you can buy.

Commercial work around Foley
Garages here tend to be attached, which changes two things. The dust has somewhere to go, so containment matters more, and the slab usually shares a pour with the house foundation, so movement is less of a problem than on a detached shop.
Sheds and outbuildings on slab are worth coating if they are being used for anything beyond storage. Unsealed concrete in an outbuilding is the dustiest floor most people own.

Why the prep matters more than the colour
Older residential slabs in Jones County often have a soft top layer from being finished too wet. It looks solid and crumbles under a grinder. If we find that, the fix is grinding past it to sound concrete rather than coating over a layer that is already failing.
Concrete keeps moving for years after it is poured, and it moves more near the coast where the ground is wet and sandy. That is why we detail edges and joints rather than laying one continuous rigid sheet and hoping.
Polished concrete uses a densifier that reacts chemically with the slab, hardening it rather than coating it. There is nothing to peel because there is no film.
Grinding is most of the job.

How the day runs
We would rather spend the morning grinding than come back in a year. We arrive with the grinder and the dust extraction, and the first stretch is noise and containment rather than anything that looks like progress. Getting the slab open and clean is what the rest of the day depends on.
Cracks get chased out and filled, high spots come down, and any old coating comes off rather than getting buried. Then the primer goes on and the day becomes a sequence with cure windows in it. Most of our residential installs are complete within a single working day.
This is a family crew. Kevin founded it in 2021 and works alongside Aaron, Kyler and Averie. Nothing gets lost between the quote and the floor because it is the same people doing both.
