Concrete varies street to street around here, so we check.
The slab sets the spec, not the brochure. We turn up with the grinder and the extraction first, and the first hour is dust and noise rather than anything that looks like progress. Fuel-resistant with a high slip rating wet.
Once the slab is open and clean we chase any cracks, fill them, and grind those flat. Then the primer goes down, and from that point the day is a sequence with cure windows in it rather than a job you can rush. Most residential floors go down in a single day. Walk on it in 12 hours, move heavy things at 24, park on it at 48.

What we find under a gas station epoxy job
A slab poured in sections often has slight height differences at the seams. Those get ground flat rather than coated over, because a coating follows the shape it is laid on.
Power troweled warehouse floors are the hardest substrate we deal with. The surface is dense, sealed by the process itself, and needs aggressive metal-bond diamonds before anything will stick.
The system we specify
Where chemical exposure is specific, the resin is chosen against the actual list. Novolac epoxies handle acids that standard epoxy does not.
Pigments are not all equally stable. Reds and yellows fade fastest under UV, so exterior work uses pigments chosen for it rather than the same colours we would use in a closed garage.

A retail floor is doing two jobs at once
It has to survive the traffic and it has to look like part of the fit-out. Those pull in opposite directions. The most durable finishes are textured and dark, and the finishes that photograph well are smooth and bright. Where a floor lands between those is a decision worth making deliberately rather than by default.
The practical constraint in retail is almost always time. You cannot close for a week. That means phasing the work, or working nights, or using a fast-cure system that is walkable before you open. All three are possible and they cost differently, so it is worth saying up front which one matters most to you.
Grind in the morning, coat in the afternoon, walk on it that night.

Living with the floor afterwards
Coated floors do not need to be stripped and resealed, which is where the savings against VCT actually come from.
A coated floor can be repaired in place. Damage gets ground back locally, rebuilt and blended, which is not possible with tile or with polished concrete.

Yes. We bring the chip deck out and you pick the blend against your own light and your own walls. Colours read differently under LED, under a skylight and under a garage door that is half open, so choosing off a photograph is how people end up disappointed.
What do you find under a floor like this?
Salt is the quiet problem on coast jobs. It comes in on tyres, soaks into unsealed concrete, and sits there pushing back out. Grinding removes the loaded surface layer so the new floor is not fighting it from day one.
What maintenance does it need?
Hot tyre pickup is a failure mode of cheap coatings, not of a properly installed flake and polyaspartic build. You can park on it hot without lifting the finish.
What am I paying for in the build?
Thickness is specified from the load, not from a brochure. A residential garage and a forklift aisle both get epoxy, and they are not the same floor.
