Where a floor has been patched repeatedly with different products, each patch behaves differently under a grinder and under resin. Sometimes the right call is removing the patches entirely.

Metallic
Metallic pigment is moved by hand while the resin is still open, so no two floors are the same. That is the appeal and it also means the installer matters more than the product. More on metallic.
Polished concrete
Polished concrete uses a densifier that reacts chemically with the slab, hardening it rather than coating it. There is nothing to peel because there is no film. More on polished concrete.
Moisture, contamination and surface profile are the three things that decide whether a floor lasts. Colour is the easy part and the only part most people ask about.
Pressure washing exterior coated concrete is fine at sensible pressure. Holding a turbo nozzle in one place is not.
Most of what we do in a town like this is residential garages, and the pattern repeats: a slab poured with the house, sealed once by a previous owner, and now dusting badly and stained where the car parks. The fix is mechanical. Grind the sealer off, open the concrete, patch what needs patching and build the system back up properly.

Humidity is the constant in this part of the state. It affects cure times, it affects how the resin flows, and in summer it means working earlier in the day rather than pushing through the afternoon.
Patios and porches are the other half of the residential work in this area. Exterior concrete goes grey, grows algae in the shade and turns slick when it rains, and a UV-stable textured coating solves all three at once.
Living with the floor
Keep the drains clear in a wet room. Standing water is not a problem for the coating and is a problem for everything else.
If a crack appears in the slab years later, that is the concrete moving, not the coating failing. It can be chased and repaired without redoing the floor.

Commercial and industrial work in Clarke County
Older neighbourhoods mean older slabs, and older slabs mean previous coatings. Finding out what is already on the floor is the first thing we do, because removing an old acrylic changes the length of the job.
Garages here tend to be attached, which changes two things. The dust has somewhere to go, so containment matters more, and the slab usually shares a pour with the house foundation, so movement is less of a problem than on a detached shop.
Pigments are not all equally stable. Reds and yellows fade fastest under UV, so exterior work uses pigments chosen for it rather than the same colours we would use in a closed garage.

How the day runs
What goes wrong with coatings almost always goes wrong underneath them. The grinder and the extraction come in first, and the opening stretch of any job is dust control rather than visible progress.
Once the slab is open we chase the cracks, take down the high spots and remove whatever was on the floor before. One day on site for most homes. Full cure for vehicles is 48 hours.

What about the slab condition?
Slabs around Laurel and down toward the coast are mostly 1970s to 1990s pours, and they were finished hard. A hard-troweled surface has almost no porosity left, which is why paint peels off it in sheets. Grinding opens that surface back up so resin can key into the concrete instead of sitting on top of it.
