Bay St. Louis, MS

Gray flake garage floor seen from the driveway with the door raised and green painted walls

Bay St. Louis floor coatings, done in a day

Coastal, and a lot of the housing was rebuilt after Katrina, so slabs are newer than the neighborhoods look. Salt air and humidity drive the topcoat choice. Most residential floors go down in a single day. Walk on it in 12 hours, move heavy things at 24, park on it at 48.

Floors we coat around Bay St. Louis

Coastal, and a lot of the housing was rebuilt after Katrina, so slabs are newer than the neighborhoods look. Salt air and humidity drive the topcoat choice.

Some floors do not need coating at all. If the slab is sound and the use is light, polishing or sealing the concrete itself is cheaper and lasts longer. We will say so.

Garages here tend to be attached, which changes two things. The dust has somewhere to go, so containment matters more, and the slab usually shares a pour with the house foundation, so movement is less of a problem than on a detached shop.

We grind, coat and topcoat in one visit on most residential jobs.

Sheds and outbuildings on slab are worth coating if they are being used for anything beyond storage. Unsealed concrete in an outbuilding is the dustiest floor most people own.

Church halls, small offices and community buildings turn up in most towns we work in, and those are almost always scheduled around a calendar rather than around us.

The slab decides the spec.

Before we quote anything

A slab that has been acid etched instead of ground has an inconsistent profile. Some areas take the coating and some do not, and you cannot tell which until it fails. We grind regardless of what was done before.

Cure times are temperature dependent, and a garage in August behaves differently from the same garage in January. We schedule around it rather than pretending it does not matter.

Living with it afterwards

Furniture and jack stands want pads under them. Point loads with sharp edges are the realistic way a residential floor gets damaged.

Keep grit off it and a coated floor lasts. Grit under a tire or a boot is abrasive, and abrasion is the only thing that genuinely wears a good topcoat.

Commercial work around Bay St. Louis

Detached shops and workshops are common on the bigger lots, and those slabs are a different job. They are often unsealed, frequently damp because there is no vapor barrier underneath, and they have usually had something spilled on them. Moisture testing decides the system.

We see a lot of two-car garages where only half the floor has ever been parked on, and the wear pattern is obvious once the grinder starts. That does not change the spec, but it does explain why one side looks worse.

The full roster runs to seventy five different rooms, from garages through to food plants and clean rooms. It is all on the services page.

Why the prep matters more than the color

Slabs with in-floor heat or embedded conduit change how aggressively we can grind. We locate it first rather than finding it with a diamond.

Salt is the quiet problem on coast jobs. It comes in on tires, soaks into unsealed concrete, and sits there pushing back out. Grinding removes the loaded surface layer so the new floor is not fighting it from day one.

Epoxy is the body of the system and polyaspartic is the armour. The epoxy bonds and builds thickness, the topcoat takes the abrasion and the UV. Using one without the other is where most cheap floors go wrong.

Grinding is most of the job.

How the day runs

The slab sets the spec, not the brochure. We arrive with the grinder and the dust extraction, and the first stretch is noise and containment rather than anything that looks like progress. Getting the slab open and clean is what the rest of the day depends on.

Cracks get chased out and filled, high spots come down, and any old coating comes off rather than getting buried. Then the primer goes on and the day becomes a sequence with cure windows in it. Most jobs need one day of our time and none of yours.

Four names, one crew. Kevin Garner built the company in 2021 to pass it on. Nothing gets lost between the quote and the floor because it is the same people doing both.

Keep grit off it and a coated floor lasts. Grit under a tire or a boot is abrasive, and abrasion is the only thing that genuinely wears a good topcoat. If you want to see blends first, the chip deck comes to you, and there are finished floors on the gallery page.
