What the install actually looks like
The slab sets the spec, not the brochure.
Every job starts the same way, with the slab itself. We turn up with the grinder and the extraction first, and the first hour is dust and noise rather than anything that looks like progress. Polished or metallic with grip at the doors.
Once the slab is open and clean we chase any cracks, fill them, and grind those flat. Then the primer goes down, and from that point the day is a sequence with cure windows in it rather than a job you can rush. You lose the garage for a day, not a week.

What we find under a hotel lobby epoxy job
Exterior concrete has UV and thermal cycling on top of everything else. Materials that are fine indoors amber and chalk outside, so exterior work gets a UV-stable topcoat as standard.
A lot of the slabs we open up have been sealed at some point with an acrylic nobody remembers. It reads as clean concrete until the diamonds hit it and the surface loads up. That is a full mechanical removal, not a light scuff, and it changes the day.
The system we specify
Polished concrete uses a densifier that reacts chemically with the slab, hardening it rather than coating it. There is nothing to peel because there is no film.
Everything we install is a system that has been tested as a system. That is the practical value of working to a manufacturer spec instead of improvising.

A retail floor is doing two jobs at once
It has to survive the traffic and it has to look like part of the fit-out. Those pull in opposite directions. The most durable finishes are textured and dark, and the finishes that photograph well are smooth and bright. Where a floor lands between those is a decision worth making deliberately rather than by default.
The practical constraint in retail is almost always time. You cannot close for a week. That means phasing the work, or working nights, or using a fast-cure system that is walkable before you open. All three are possible and they cost differently, so it is worth saying up front which one matters most to you.

Can I see the colour before deciding?
Yes. We bring the chip deck out and you pick the blend against your own light and your own walls. Colours read differently under LED, under a skylight and under a garage door that is half open, so choosing off a photograph is how people end up disappointed.
What if there is already a coating on it?
Moisture, contamination and surface profile are the three things that decide whether a floor lasts. Colour is the easy part and the only part most people ask about.
What should I avoid doing to it?
Do not use degreasers with high pH on a regular basis. They will dull a clear coat over time. Neutral cleaner and water handles almost everything.
What makes the difference long term?
We install Duraflex systems. The certification matters less than what it means in practice, which is that the product data is real, the cure windows are tested, and there is a manufacturer standing behind the spec rather than a generic resin bought on price.
