Preparation is the part customers never see and always pay for twice if it is skipped. We turn up with the grinder and the extraction first, and the first hour is dust and noise rather than anything that looks like progress. Impact-resistant build detailed to the edge.
Once the slab is open and clean we chase any cracks, fill them, and grind those flat. Then the primer goes down, and from that point the day is a sequence with cure windows in it rather than a job you can rush. Single day install is standard here. The waiting afterwards is just cure time.

What we find under a loading dock epoxy job
Slabs around Laurel and down toward the coast are mostly 1970s to 1990s pours, and they were finished hard. A hard-troweled surface has almost no porosity left, which is why paint peels off it in sheets. Grinding opens that surface back up so resin can key into the concrete instead of sitting on top of it.
Commercial slabs that have been in service take oil deep into the pores. Surface degreasing does not reach it, and resin will not bond through it. We grind it out, and where contamination runs deep we prime with something built to tolerate it.
The system we specify
We install Duraflex systems. The certification matters less than what it means in practice, which is that the product data is real, the cure windows are tested, and there is a manufacturer standing behind the spec rather than a generic resin bought on price.
Metallic pigment is moved by hand while the resin is still open, so no two floors are the same. That is the appeal and it also means the installer matters more than the product.

Load, chemistry and temperature decide everything
An industrial floor is specified from three numbers: the heaviest point load it will carry, the chemicals it will contact, and the temperature range it will cycle through. Get those right and the floor is straightforward. Guess at them and you get a floor that looks correct and fails in the one area that mattered.
Thermal shock is the one most often missed. A slab that gets hosed with hot water and then sits cold expands and contracts against a rigid coating until the bond gives up. Cementitious urethane handles that because it moves with the concrete. Standard epoxy does not, regardless of how thick it is laid.

Maintenance is a dust mop and occasionally a neutral cleaner. No wax, no sealing, no annual reapplication. If someone tells you a coated floor needs yearly maintenance, they are describing their own product failing.
Coated floors do not need to be stripped and resealed, which is where the savings against VCT actually come from.

Yes. We bring the chip deck out and you pick the blend against your own light and your own walls. Colours read differently under LED, under a skylight and under a garage door that is half open, so choosing off a photograph is how people end up disappointed.
What do you find under a floor like this?
Some floors do not need coating at all. If the slab is sound and the use is light, polishing or sealing the concrete itself is cheaper and lasts longer. We will say so.
What maintenance does it need?
Furniture and jack stands want pads under them. Point loads with sharp edges are the realistic way a residential floor gets damaged.
What am I paying for in the build?
Dark floors show dust and light floors show tyre marks. There is no colour that hides everything, and we would rather say that than sell a finish that disappoints.
