We see a lot of two-car garages where only half the floor has ever been parked on, and the wear pattern is obvious once the grinder starts. That does not change the spec, but it does explain why one side looks worse.

Humidity is the constant in this part of the state. It affects cure times, it affects how the resin flows, and in summer it means working earlier in the day rather than pushing through the afternoon.

Before we quote anything

Power troweled warehouse floors are the hardest substrate we deal with. The surface is dense, sealed by the process itself, and needs aggressive metal-bond diamonds before anything will stick.

Polished concrete uses a densifier that reacts chemically with the slab, hardening it rather than coating it. There is nothing to peel because there is no film.

Living with it afterwards

Snow and road salt tracked in should be rinsed off rather than left to dry. Salt is more aggressive to the concrete than to the coating.

If a crack appears in the slab years later, that is the concrete moving, not the coating failing. It can be chased and repaired without redoing the floor.

Commercial work around Covington

A fair amount of our work around here starts as a phone call about dust. Unsealed concrete sheds fine powder constantly, it gets into everything stored in the garage, and no amount of sweeping fixes it because the floor itself is the source.

Driveway aprons are worth mentioning because they are a separate pour from the garage slab and they move independently. The transition between them gets detailed deliberately rather than coated straight across.

Why the prep matters more than the colour

Slabs around Laurel and down toward the coast are mostly 1970s to 1990s pours, and they were finished hard. A hard-troweled surface has almost no porosity left, which is why paint peels off it in sheets. Grinding opens that surface back up so resin can key into the concrete instead of sitting on top of it.

Concrete keeps moving for years after it is poured, and it moves more near the coast where the ground is wet and sandy. That is why we detail edges and joints rather than laying one continuous rigid sheet and hoping.

How the day runs

A coating is only as good as the grind under it. We arrive with the grinder and the dust extraction, and the first stretch is noise and containment rather than anything that looks like progress. Getting the slab open and clean is what the rest of the day depends on.

Cracks get chased out and filled, high spots come down, and any old coating comes off rather than getting buried. Then the primer goes on and the day becomes a sequence with cure windows in it. Grind in the morning, coat in the afternoon, walk on it that night.

A family operation out of Laurel, running since 2021. Nothing gets lost between the quote and the floor because it is the same people doing both.
