We get asked about basements less here than on higher ground, but where there is one it is damp by default, and a coating that works in a garage will not necessarily hold down there.

A lot of the calls we take start with somebody having tried a big-box garage floor kit. Those sit on top of sealed concrete and peel, and the removal is more work than the original job would have been.

Humidity is the constant in this part of the state. It affects cure times, it affects how the resin flows, and in summer it means working earlier in the day rather than pushing through the afternoon.

The slab decides the spec.

Before we quote anything

Commercial slabs that have been in service take oil deep into the pores. Surface degreasing does not reach it, and resin will not bond through it. We grind it out, and where contamination runs deep we prime with something built to tolerate it.

Slip resistance comes from profile, not from an additive stirred in at the end. Where a floor will be wet we build the texture in with graded aggregate and we tell you how it will feel underfoot.

Living with it afterwards

Keep grit off it and a coated floor lasts. Grit under a tyre or a boot is abrasive, and abrasion is the only thing that genuinely wears a good topcoat.

Keep the drains clear in a wet room. Standing water is not a problem for the coating and is a problem for everything else.

Commercial work around Pearl River

Garages here tend to be attached, which changes two things. The dust has somewhere to go, so containment matters more, and the slab usually shares a pour with the house foundation, so movement is less of a problem than on a detached shop.

The honest answer for most homes in this area is that it is a one day job on a sound slab, and the only thing that changes that is what we find when we start grinding.

Why the prep matters more than the colour

Concrete keeps moving for years after it is poured, and it moves more near the coast where the ground is wet and sandy. That is why we detail edges and joints rather than laying one continuous rigid sheet and hoping.

Slabs around Laurel and down toward the coast are mostly 1970s to 1990s pours, and they were finished hard. A hard-troweled surface has almost no porosity left, which is why paint peels off it in sheets. Grinding opens that surface back up so resin can key into the concrete instead of sitting on top of it.

Primers, base, broadcast and topcoat are four separate products that have to be compatible. Mixing brands across layers is how delamination happens.

How the day runs

First we make the slab ready, then the finish is the easy part. We arrive with the grinder and the dust extraction, and the first stretch is noise and containment rather than anything that looks like progress. Getting the slab open and clean is what the rest of the day depends on.

Cracks get chased out and filled, high spots come down, and any old coating comes off rather than getting buried. Then the primer goes on and the day becomes a sequence with cure windows in it. Most houses are done inside a day, then 12 hours to foot traffic.

Kevin Garner set this up in 2021 for his family to carry on. Nothing gets lost between the quote and the floor because it is the same people doing both.

If a crack appears in the slab years later, that is the concrete moving, not the coating failing. It can be chased and repaired without redoing the floor. If you want to see blends first, the chip deck comes to you, and there are finished floors on the gallery page.
